You’re ready to place an offer on Real Estate! A serious offer to purchase real property begins with the answers to these questions. Please send me the answers to these questions in a text message or an email and I will formally draw up the proper legal documents for your offer to be considered. Your offer will be presented for consideration after you sign your official documents.
Address of the property you wish to place an offer on?
Buyer legal names for deed?
Email a picture of your drivers license for the title work and the state issued ID of any one who will be named on the financing or title.
Buyer emails for esignatures?
Price offer?
Will you be financing, paying cash or a combination thereof?
Will there be a financing contingency?
Who is your lender?
Do you have proof of funds or a pre approval letter to attach with your offer?
Are there items in the home you would like to convey with your offer? (ie. Kitchen appliances, window treatments, furnishings?)
How much earnest money deposit will you provide? 1% is recommended to be wired to attorney during due diligence.
Will you be making your deposit with cash, check or wire?
Do you have a closing attorney in mind or would you like me to use one of my recommendations?
Do you desire to have a home inspection performed during due diligence?
Do you want the option of ordering an appraisal? Financing requires a full appraisal but cash transactions do not require an appraisal.
Do you want a termite inspection performed? The purchase of the property will be contingent on termite findings and remediation offer from the seller.
Do you want to request a home warranty from the seller? This is not typical, but not out of the question depending on the age/condition of the property.
Do you want to ask for closing costs? This is not typical, but our market is constantly shifting from a buyer to seller market and back again.
What is your preferred closing date?
Would you like to make any other notes, contingencies, offers or conveyance?
