Top Tips for Selling Your Myrtle Beach Home

Are you contemplating listing your Myrtle Beach home for sale? I have some marketing considerations for you to help you get it sold!

Select a Top Myrtle Beach Realtor. Your real estate agent should have a proven history of success and access to the local Multiple Listing Service (MLS) to reach buyers through Realtor.com, Zillow, Redfin and others. Having access to the local MLS will allow the agent to market the property to other agents and buyers they already have that are looking for your property.

Marketing Your Home. Once you have selected a Realtor, have a chat with them about how they intend on marketing your home so it stands out among the competition. Here are some suggestions:

1) Syndication. This is the ability to list your property in large online portals where it can be found buy potential buyers.

2) Open houses. Now that the buyer representation rules have changed, unrepresented buyers are stumbling into open houses that are marketed by the syndicates and doing their own research.

3) Social Media. The newspaper, the news, real estate print booklets are all gone now, so how does the agent expect to get your property in front of buyers? Social media is answer, your agent should have brokerage support on social media as well. The most popular are Facebook, Instagram, YouTube and where ever the agent has put it the work to build the platform.

Prepare your home and make a plan. Prepare your home for sale by packing up everything don’t use daily and depersonalizing your home. You’re selling square footage, so the more square footage you see on walls and floors by eliminating excess furniture places your home in a higher perceived value.

Have the listing documents explained to you. You and your listing agent will have an agreement to marketing and selling your home. You’re going to discuss on market date, commissions, signs, lockboxes, times to show, seller concessions and more. Ask all the questions you need to before signing.
