A real estate perspective on Conway, South Carolina
Conway, South Carolina is having a Renaissance moment. Adjoining Myrtle Beach has had about 5 years of explosive growth, so the sprawl is reaching west away from the beach to Conway.
Don’t let the word “sprawl” fool you, Conway was on the map a long time ago as an historic destination. This little walkable town is full of mom and pop shops, restaurants, historic architecture, sweet churches and a riverwalk that is stunning. What’s really fun about Conway is that they are taking their destination status seriously with decorating for the holidays and holding events to bring the people downtown.
North of the historic district of Conway on Route 90 is some low lying countryside that has seen its share of development. It has also seen it’s share of flooding from the Waccamaw River that runs through there, so be sure to check the FEMA flood maps for low lying property.
South of Conway is developing as well, but this area is prone to more localized flooding along the river and Intracoastal waterway that runs parallel to route 707. West of 707 their is minimal flooding risk but east of 707 is at higher risk for flooding.
For you are looking for new homes for sale in Conway, South Carolina, a lot of developers have built new home communities throughout Conway. This area has realized a boom of affordable housing in recent years with prices being in the high $200’s to low $300’s. If you’re searching for an area to get the most house for your money, Conway is a good option. New home builders in this area include Lennar, DR Horton, Beverly Homes, Chesapeake Homes. Conway is still the major thorough fare from I-95 to Myrtle Beach on 501. The highest resort season can really get congested through Conway in June, July and August. Route 501 is the roadway that connects the world to Myrtle Beach. Along 501 has seen some incredible development of box stores, outlet malls, and serves major residential areas like Carolina Forest to the north of 501.
To get to Conway medical facilities and to get to the airport (MYR), you’re traveling down 501 to get there. If you want to get to anything along the coast, you’re going to be on 501 to get there. We do have a nice Conway Bypass that will take you far north of the Conway and 501 area and get you going north toward Little River and all points north like a trip to Wilmington, NC for the day. Route 707 will get you going south toward Charleston without getting on 501 and getting to the coast to do it.
If you are considering relocating to Conway, South Carolina, this area in South Carolina still has a relatively lower cost of living, unlike most resort towns. Property tax rates are still low comparatively around the country. Home prices are affordable in all areas of housing. You’ll see more single family homes in Conway and less condominiums, unlike Myrtle Beach which you’ll see more high density housing types like condos and townhomes.
