A real estate perspective on Carolina Forest.
Centrally located in Myrtle Beach, lies the Carolina Forest Community. I don’t think you will find it on the map, it is more of an undefined area and a series of housing communities, shopping districts and schools that make up “Carolina Forest”. There’s a big green sign at the intersection of 501 and Carolina Forest Blvd indicating “Carolina Forest” and I’m guessing this is how that area became known originally. The schools for all grades are also known as the Carolina Forest schools. It is still known as Myrtle Beach by zip code, there is no Carolina Forest zip code as of the publishing of this post.
This community is the largest group of housing developments in Myrtle Beach, many people have relocated to Carolina Forest for year around enjoyment of the beach. You’ll find condos, townhomes, apartment, single family homes and gated communities in this loosely defined area. It also has the largest group of strip malls and hosts the 501 Tanger Outlets and the majority of car dealerships in our area.
Route 501 is the major southern thoroughfare through Carolina Forest and International Blvd is the major northern thoroughfare at the northern most point of the Carolina Forest community. This area also features major golf destinations like Wild Wing and Legends.
The schools in the community are some of the most sought after schools in the Myrtle Beach area among year round residents with school aged children. This has aided in explosive growth in the Carolina Forest area in recent years. Many people buy homes in Carolina Forest to be in this school district. The residents of Carolina Forest most likely are year around residents in the community, therefore, all the large community amenities are needed. There’s a beautiful brand new public library off of Carolina Forest Blvd, one of the larges post offices in our area and one of the largest if not the largest high school in our area.
There’s not as many tourist destinations or resort amenities in Carolina Forest as other areas of Myrtle Beach, so it is not much of a destination for tourism as it is for residents. There’s not as many short term rentals and hotels accommodating visitors in Carolina Forest which seems more appealing for year around residents.
Golf courses have been a big draw to the Carolina Forest area during the Spring and Fall golfing seasons. Public or semi private golf courses include Legends, Wild Wing Plantation and World Tour.
The Myrtle Beach Airport (MYR) is about 20 minutes away from Carolina Forest if traffic is flowing on 501!
For the residents who have made Carolina Forest their primary home, housing has remained affordable starting in the low $300k’s for a single family home and property taxes have remained some of the lowest in the country. Most communities in the Carolina Forest area have Homeowners Associations (HOA) that provide amenities to their housing community for a fee on average of $100 per month. You would expect pools, courts, playgrounds and a well landscaped and lit common areas with an HOA.
Let’s take a moment to explore HOAs. Not everyone across the world lives in a Homeowners Association Community. While they provide the amenities listed previously, they also manage approval applications for changes to a home’s exterior, run a board of directors that are homeowners in the community that help vote on changes for the community and loosely manage the budget of the community. Usually communities hire an outside management company to mange the day to day operations of the HOA. Communities who have HOAs are typically more aesthetically pleasing, clean and offer community amenities.
