Cherry Grove Beach Real Estate Insights and Tips

A real estate perspective on investing in Cherry Grove Beach located in North Myrtle Beach, SC.

Cherry Grove Beach has its own fan club in North Myrtle Beach. Visitors who know this area love this northern most beach before crossing over into North Carolina.

The location of Cherry Grove Beach is north of Route 9 and North Myrtle Beach, East of the Intracoastal Waterway and South of Cherry Pointe. It’s basically where N. Ocean Blvd ends at Cherry Pointe.

Tourist who vacation in Cherry Grove have been coming to this section of beach for all of their lives. Many of the original cottages and condos are still standing after all these years.

The uniqueness of real estate here is that there is a series of waterway canals that allow access to the ocean at Cherry Pointe and homes have been built along the canals allowing seafaring tourism to get out on the ocean at a moments notice.

For those living or vacationing with boats, the Intracoastal Waterway is located on the west of Cherry Grove Beach and getting out on the Ocean is a day cruise up the waterway to Little River and the Inlet there. The adventurous folks can launch their boat at the public boat ramp at Captain Archies and navigate north.

The other reason Cherry Grove is so popular is that it is home to the iconic Boulineaus stores. I heard that the soft serve ice cream at Boulineaus is the best there is this far south. Boulineaus has been a part of the beach history and vacations for 75 years, you can read about the history and what they offer here.

If you’re looking for homes in Cherry Grove Beach, it is a mix of condos, cottages, raised beach homes and manufactured homes. When people ask why so many manufactured homes in a vacation hot spot? I always tell them that the trailers got here before the builders did. As those manufactured properties deteriorate in our salt and sea elements, they are being replaced with substantial housing. Granted, they are still an inexpensive “tiny” home for being so close to the beach.

There are very few “HOA” managed or planned communities in Cherry Grove. Unless you are in a condo community, you are less likely to have an HOA and amenities in Cherry Grove.

Very few areas in Cherry Grove are not considered flood zone. Higher ground seems to be closer to the waterway communities. If you can walk to the beach in Cherry Grove, you’re in a flood zone. Houses that have been lost in this area due to storms and run off flooding have been rebuilt on stilts to minimize future loss. If you’re considering a purchasing a property in Cherry Grove, shop the required insurances with an independent insurance agent like Field Insurance or Integrated Insurance Solutions.

If you’re into the golf cart lifestyle, Cherry Grove is a friendly area to have your golf cart. While you can’t take a cart down the major roads, because that is unfriendly area and illegal, you can take back roads to get to the beach, the waterway or the store.

Cherry Grove is about 45 minutes from Myrtle Beach Airport (MYR) and about an 1 1/2 hours from Wilmington (WLM) North Carolina if you are flying in or have to have access to an airport.

For folks with school aged children making this their primary residence, who need access to schools, Horry County Schools decide the school district in Cherry Grove. As of this post, Cherry Grove students are assigned to the North Myrtle Beach schools. Check online for more and up to date school assignments and reviews.

If you need to catch a tee time and get out on the golf course during your visit to Cherry Grove, I recommend Tidewater, Azalea Sands or Surf Golf and Beach Club. The only housing community on the golf course from a real estate perspective is Tidewater, a beautiful gated community north of Cherry Grove. You’ll have to drive to the beach from there.
