As a Myrtle Beach Real Estate Agent assisting buyers with purchasing homes I see tons of reasons for getting the home inspection. The cost of home inspections are running about $350 for condos/townhouses measuring about 1000 square feet. That’s a good rule of measurement in our area, because 2000 square foot single family homes run about $600-$700 for a basic home inspection. It is a very good investment.
What do home inspectors do? They obviously inspect and produce a report of what they observe and measure on electrical, plumbing, HVAC air/Furnace, hot water heater, mechanical like garage doors, EVC chargers, electrical panel health, appliances including the kitchen and washer/dryer if they are part of the sale. They also report on the roof, attic and crawl space health, they may even report on foundation, windows, exterior building materials and environmental issues like mold, or wood destroying organisms if they are visibly present.
Let’s do the economical assessment here, I like easy math. If you home inspector discovers a leak in the roof and recommends total replacement. He just saved you thousands of dollars, your sanity and your health. How do I add that up in easy math? The roof replacement cost is easily $15k or more depending on the size of the property and the material. Your sanity is saved, because imagine springing a leak in your bedroom during a huge storm and your health is saved by not having to mitigate mold or see a slew of doctors for mold sickness. Priceless. Do the home inspection, negotiate a fix/credit, or walk away from this transaction. Either way, you’re not burdened with the roof because you spent $600 on a home inspection.
Should I waive the home inspection if I am buying new construction? Short answer is no. I’m sure your builder is lovely and you might invite him for a BBQ after the closing. Until a big issues arises. I had a new construction home I sold with a leak behind the wall of a shower neighboring the kitchen. I encouraged my buyer to get a 3rd party inspection. The inspector tested the shower and then bam we were flooded with water in the home. Imagine having your children, antiques, guests and now you have a flood in your brand new home!
Unless you are going to bulldoze the house or you’re in a position where money is no issue, or the home is being sold as is, you should know what you’re getting into with a home inspection.
